SUMMER UPDATE

Dear Riverbend Homeowners:

LANDSCAPING

  • Over the winter we continued our efforts to keep the look of Riverbend attractive through pruning and removal. A number of plantings had grown to the point where they exceeded the balance needed in the community. We took the recommendations of our professional vendor under consideration and did as much as we could while remaining within our budget limitations. Now that several months have passed since the work was done. Plants have grown but “gaps” are obvious in several places. We will be working with the landscaper to fill in several of those places. The plantings will be done in the fall insuring the greatest survival rate.

HOMEOWNERS INSURANCE

  • Several homeowners took advantage of the professionals being on site over the winter and had trees pruned or removed from their property. Many homeowners did not. Everyone needs to be sure to check with their insurance carrier to be sure that they are covered if/when a tree from their private area falls and causes damage to their neighbors’ property or to common areas. You are liable for damages.

PARKING/VANDALISM

  • Anyone that has lived in Riverbend for more than a few years has seen the congestion growing on Riverbend Drive as the number of vehicles per household continues to climb. Every driveway space is being used as well as most of the street. Homeowners must understand that everyone is entitled to ONE outside space. The residents of each courtyard need to determine exactly who will park where. There are no designated spots and when arrangements cannot be determined, the "First Come-First Served" rule comes into play.

There have been a number of cases where homeowners have returned and parked in spaces that are not their normal spaces. (Please note the use of "normal" not "designated"). When they returned their cars were vandalized. We reported these crimes to the North Brunswick Police Department. They have been patrolling Riverbend more frequently and will deal harshly with the criminals that vandalized the vehicles if identified.

If you see someone damaging property, please report them to the North Brunswick police. This protects our community and deals with people that feel that they are above the rules.

RADON AND TERMITE INSPECTIONS

As a reminder, some homes in the community have had radon testing performed and in some cases, the results were in excess of 4 picoCuries. We would, therefore, recommend that homeowners be aware and consider testing to ensure that your home does not have high readings of radon which may be detrimental to your health.

On a similar note, some homes have been found to have termites that have required special treating and monitoring to ensure that no damage is done to the home from these insects. It is said that on the Eastern seaboard it is not a matter of "if" your home will have termites but "when". We would recommend that homeowners consider hiring a reputable exterminating contractor to perform annual inspections on your home.

CONCRETE REPAIRS

The Association will hopefully be hiring masons to perform concrete walk replacement where necessary, within the near future. During our inspections we have noted that the front steps to some homes are in disrepair and in fact, in a dangerous condition. In addition, some of the concrete aprons on the outside of the garage doors (which are homeowner responsibility), as well as the wall that separates two garage doors are showing signs in some cases of needing concrete repair. Once the Association has chosen the mason who will be doing the Association’s concrete work, we will be giving the contractor a listing for the community. They will be happy to do work for individual owners while they are on site. They can advise you of the cost for work should you choose to have work performed at your own cost, on your property. Please be advised that should you hire the same contractor, it will be cheaper for you than hiring someone else on your own. The workers and concrete truck will already be on the site.
