Snow Clearing Update

Snow Plowing
The snow storm that blanketed our community over the past 2 days has left a massive clean up job for our snow contractor. The following actions by owners, will make the clean-up easier and leave us all with a better result. This pertains to all storms for the remainder of the winter season.
- Please move all cars from the court parking spaces when the contractor is working in your court. For liability reasons, the contractor cannot clear the parking spaces unless both cars are out of the parking spots.
- Please do not throw the snow from your cars back into the roadway. This will cause an icing condition and make your court dangerous for all your neighbors.
- Please use extreme caution especially at night and early mornings while the snow melts and re-freezes. As in past winters “black ice” is a possible and each owner should be aware of this potential condition, until the surrounding snow melts away.
- Riverbend Drive is a Township road and the association is not responsible for clearing snow from this road.

There is a recycling pickup today.
The pickups of plastic, glass, newspapers, and cardboard usually occur between 8 AM and 10 AM on alternating Thursdays. Riverbend is in Zone 3.
As of October 2007, North Brunswick’s recycling materials were picked up by Central Jersey Waste and Recycling, Inc. of Trenton, NJ. You can reach them at 609-656-4200.

Pipeline Safety
As you already know (don’t you?) our community is close to a gas pipeline route.
The operator of the pipeline, Spectra Energy, recently contacted us to provide with material related to pipeline safety.
The Safety Summary card delivers a We Care kind of message, outlining the things Spectra Energy does to keep their pipelines operating safely and reliably. (1 MB PDF)
The Pipeline Safety brochure is a 6-page trifold with more generalized information about gas pipelines. (6 MB PDF)

Monthly Payment Process

re: MONTHLY PAYMENT PROCESS
Dear Homeowner:
Enclosed is our 2011 budget and coupon book with remittance envelopes for your convenience. Please be advised that our monthly assessment fee has increased to $195.00. The increase is due to higher maintenance and snow removal costs. Please ensure that your monthly fee payment is mailed directly to our bank’s lock box as follows:

By no later than the first of each month, you should mail your check, made payable to Riverbend Townhouse Owners Association using the remittance envelopes and enclosing the applicable month’s coupon. Please ensure that your unit address is clearly indicated on the check so that appropriate credit can be applied to your account. Please do not forward any correspondence to the lock box address.
Please note that if your payment is not received by the 15th of the month, or if any balances remain outstanding on the 15th of the month, a $15.00 late fee will be assessed to your account.
For those homeowners who have elected electronic funds transfer (EFT) for their monthly fee payments, Executive Property Management will automatically adjust your fees if applicable. Please retain your books in case you choose to revert back to the manual payment method or you sell your home in the upcoming year. For those homeowners who pay their bills on-line, you must have your on-line service place your full account number, as it appears on the top of your coupon, on each check remitted to ensure that proper credit is applied to your account. Please be sure to adjust your monthly payment beginning with January 1, 2011.

Installation of New Walkway Lighting
You may have already noticed the new walkway lighting that has begun to be installed on the even numbered side of the community.
The “bollard” style fixtures have not all been received yet, however, Sullivan Electric has started the installation with the fixtures he has received. If you haven’t yet seen the new lighting, take a look the next time you are outside.
The contractor will continue to install the fixtures that he has, until the weather holds him up. Eventually all of the old wooden type walkway lights will be replaced.
The Board of Trustees and Management wish all owners a happy holiday season and a healthy New Year.
