Riverbend Activity Report

March 2011

We have seen robins flying around, the clocks have changed and the snow piles have melted away, so hopefully Spring is not too far behind. There have been a lot of things going on and a lot more planned for 2011, so it is a good time to report on recent activities and expectations for the rest of the year.

Financial/Delinquency
Unfortunately, like most communities our residents have been impacted by the economy. There are a number of bankruptcies ongoing with homeowners unable to meet their monthly maintenance charges. We can empathize with these people, but it is grossly unfair for 130 homeowners to pay for the services received by 142 residents. Our legal counsel continues to aggressively pursue every avenue for the Association to recover the tens of thousands of dollars of delinquent charges that have accrued.

Snow Removal
This winter has seen a record snowfall, and like most towns, it has seriously impacted our budget. We increased our budget by 10% over last year, but even with that, at this point in 2011, we have exceeded our entire annual budget by more than $32,000. Hopefully nothing else catches us this spring. When the final invoices are received from our vendor, we will have a better idea of the assessment needed to meet the shortfall and the payment arrangements.

Road Repair
The Board and our property manager, EPM have made several phone calls to the Township office regarding potholes on Riverbend Drive. The Town has filled one pothole to this point. If everyone makes a call to the Roads Department mentioning the holes, we will stand a better chance of getting things fixed. Please call.

Walkway Lights
Our electrical contractor is working as quickly as possible to complete the removal of the old fixtures and the installation of the new walkway lights. As the ground has cleared and thawed, he has been finishing the replacement work. These lights are much brighter for safety’s sake, easier to maintain and more cost efficient to operate. The complete installation should be done within the next few weeks. The new lights are a big improvement and should last us a long time.

Landscaping
Early next month the Board and our landscaper will walk the grounds and assess the state of our plantings. In spite of our best efforts, some of the newest plants got buried in snow piles. Based on our available budget, we will determine our schedule for any needed plant replacement and removal for the rest of the year.

Pets/Debris
As the snow has melted, you can see a number of pieces of debris that were buried under the snow. You can also see the plastic bags of animal waste that were accidentally/deliberately thrown into bushes and along the ground. Please take a minute and pick these things up and dispose of them. Our landscapers won’t be starting work for several weeks, so unless we take a moment to do this ourselves, we’ll have to look at this junk for quite a while. Your effort will make a difference.

Website
The community website www.riverbendtoa.com has been up and operational for several months, yet we are getting no more than a handful of hits each week. The site is meant to be a vehicle for the Board to deliver and receive information. For example, if you see something that needs repair/reporting, the link on the site is an easy way to report it to the property manager, EPM, and have a record of that report. We want to use the site for newsletters and other information that must be gotten out quickly. At this point, only a quarter of the residents have even provided an email address for the news blasts. We want to reduce our mailing costs and believe that this web site is a good way to do that.

Later this spring the Board members will conduct a door to door census in order to get your input on the web site.

Spring Walk Through
In April the Board will be conducting a walk through to look closely at the property, plantings, sidewalks, and homes. Houses that need repairs and maintenance will be notified by mail. We will ask for your cooperation and prompt response to the letters. If there are questions, please email the Board and we will respond.

Let’s look forward to Springtime!

There is a recycling pickup today.

The pickups of plastic, glass, newspapers, and cardboard usually occur between 8 AM and 10 AM on alternating Thursdays. Riverbend is in Zone 3.

As of October 2007, North Brunswick’s recycling materials were picked up by Central Jersey Waste and Recycling, Inc. of Trenton, NJ. You can reach them at 609-656-4200.
