SNOW ASSESSMENT TO FUND THE UNEXPECTED SNOW EXPENSE

Dear Homeowners:

The winter of 2010/2011 brought with it many snow events and substantial accumulations, which resulted in an overspending of the snow removal budget. The association had planned to spend $50,000 on snow removal for 2011, but the actual expense is projected to be $73,105.34, creating a negative variance of $23,105.34. In addition, it was estimated that we would spend $15,044 in November/December 2011, but we actually spent $19,453.67 for a negative variance of $4,409.67. [ed. note: I suspect that the above reference to "November/December 2011" may be an overlooked error because it would make more sense written as "2010". Still, in the interest of fidelity to the original as-received document it is reproduced here as written.]

The total variance is $27,515.01, which equates to a deficit of $193.77 per unit. The heavy snow and icy winds have also created damage to our landscaping and trees that will be repaired and/or replaced as deemed necessary.

We were not alone in this situation. Homeowner associations, state and local governments and even single-family residences, were challenged by the relentless storms and the need to remove the snow. Our association must now pay for the unexpected expense by assessing each unit owner $200.00 to be paid in eight installments of $25.00 beginning with May 2011 and ending with December 2011.

For your convenience, we are enclosing a revised coupon book reflecting the snow assessments, together with our monthly fee for a total of $220.00. Please discard your old coupon book and forward the monthly coupon with each payment using the remittance envelopes previously supplied to ensure proper credit to your account. If you are paying via on-line banking or by credit card, please ensure your payment is made for the total amount reflected on the applicable month’s coupon. Please note that your account number, located at the top of your coupon, must appear on your check or as a reference if using an on-line payment method. Although your account number has changed, due to the implementation of a new financial system, you can still use your old account number, if desired, through the end of the year.

Those homeowners who remit payment via electronic funds transfer (EFT) will not receive a coupon book. The total of their monthly maintenance fee and the snow assessment will automatically be deducted by EPM for the months noted above.

We believe that this approach to paying down the snow deficit is reasonable, prudent and fiscally responsible. We thank you for your understanding and cooperation.

There is a recycling pickup today.

The pickups of plastic, glass, newspapers, and cardboard usually occur between 8 AM and 10 AM on alternating Thursdays. Riverbend is in Zone 3.

As of October 2007, North Brunswick’s recycling materials were picked up by Central Jersey Waste and Recycling, Inc. of Trenton, NJ. You can reach them at 609-656-4200.
